The facility was recently vacated by the previous lessee. Fuel is currently sold on a credit card-only basis. Our company now consists of myself and one driver, and we really do not want to rebuild a retail organization to operate the store when that is not in line with our plans.

Upon request and receipt of confidentiality agreement we will provide  sales data from the recent lessee, and our old data from 2000-2002 and numerous pictures.

The property location is a major entry way to the University of Montana and is on I-90 at the Van Buren Street exit. Our main price competitors do not have sites in this part of Missoula. When we operated it five years ago, it was doing about 1.3 million gallons per year and $750,000 per year inside. The lessee was not operating the food court. The addition of one more profit center, such as sandwiches, ice cream, espresso, etc. would make the site very profitable.

The facility was built in 1997 with double wall fiberglass tanks and double contained lines with sump monitors and ATG. There are three MPD islands, one of which also has a dual diesel dispenser. There is 3000 square feet on the main floor and 2000 square feet of office space on the second floor. There is a food court space and most of the equipment is still there and can be included if you wish. There is a separate entrance at the rear of the store for the second floor, so these spaces could be leased separately.

The store is currently branded Conoco through another marketer and we could supply it on that basis, but supply is not a condition of sale. Asking price is $945,000 and the property is worth it. We are willing to discuss an owner financed proposal. We will entertain a lease proposal, though it is not a first preference.  It may also be attractive to non-fuel operations such as fast food, Starbucks, etc. The tanks, pumps, canopy, and coolers could be removed for the right buyer.
