I prefer to lease this property rather than sell it. The property address is 601 Spring Branch Road, Dunn, NC 28334. I own the land and the building. The building is vacant. There's no store inventory, but the cooler is still there, as well as shelves and some other fixtures. The building dimensions are 65ft X 28.75ft = 1868.75 sq ft. This doesn't include the canopy. There's also a detached shelter (vending machines, perhaps?), measuring 8ft X 16.75ft. The building and its systems are sound. A new "gas pac" heating/air conditioning unit was installed in July 2006. The cooler compressor was serviced in July 2007. Plumbing problems relating to old sewage lines do occur at times, but Roto-Rooter usually cleans them out well. The electrical system is adequate, but approaching its capacity limit for the amount of equipment installed. The roof, replaced once since the late 1980s, has been patched or repaired occasionally, most recently in summer 2007. The petroleum system exceeds current state and federal requirements (ie. fiberglass tanks in stone backfill, double-wall fiberglass lines, sumps under the pumps and good compliance inspection results). The dispensers (3)and the "Ruby" operating system are new as of July 2006. The dispensers are "blend" and have card readers. In addidition to lease rent, the tenant will be responsible for taxes, insurance and maintenance. I can be very flexible as to the length of the lease. The petroleum system (tanks, dispensers, etc.) and the cooler belong to Sampson Bladen Oil Company of Clinton, NC. (Sampson Bladen, itself a former lessee at the site, continued as petroleum distributor to all subsequent lessees.) Sampson Bladen welcomes an opportunity to work with a new lessee. Over the years there have been different business operators at the site, including Sampson Bladen. Now that the building is vacant, however, there is no existing business take over. And as I have never participated in any business operation, I have no direct knowledge of income and expenses. I have obtained, however, a brief history of gasoline sales: Starting about 1990, as a branded gas station with no convenience store: 18,000 gal February to 30,000 gal July/August Mid 1990s as a branded C-Store: 35,000-65,000 gal Late 1990s after BP upgrade: 45,000-80,000 gal Early 2000 (image began to slip as operator shifted attention to seeking his own facility at another location): 35,000-60,000 gal About 2003 (lost BP branding due to continued management inattention): 23,000-45,000 gal Spring 2007: Operator left, moving to his newly completed facility at the other location. This person had been a long-term operator, over 15 years. July-August 2007: New operator had insufficient capital, did not always keep gas in tanks, only sold about 20,000 gallons, and abandoned lease. (Note: I learned a valuable lesson here----ALWAYS determine in advance whether a potential lessee is financially capable of carrying the lease expense and operating a business successfully!) So much for outside gasoline sales. I have almost no information on inside sales, but I assume that inside sales declined along with gasoline sales. |
