Touchless carwash included in lease, tenant is responsible for upkeep and chemicals, additional detailing business can be self or subcontracted out. There are a number of additional products/services that can be added here, and possible to base a service business here - your truck/ad will be seen by 70,000/daily. It's also possible to offer value-added full service at the pumps - which NO ONE around here does and/or convert to a drive-thru store, so customers stay in their cars under the oversized full-coverage canopy. Low rent includes card fees, property taxes, pump maintenance and most insurance, is offset by low gas commission from landlord, who is a jobber. Current lease runs thru December 2009, but tank replacement is scheduled shortly at which time the entire station will be upgraded - new pumps, canopy and store. Tenant is given first refusal on new facility, and if you are in place, you can give input into building configuration. Current rent is cheap - landlord is a jobber and looking to sell his gasoline - he wants a good tenant who will keep the place clean and well-run and the gas account paid. Tenant will be without gas for 10 days approx during replacement - store will need to be closed for one day during transfer to new building - unless you do it overnight.
